Factor in associated costs of purchasing a property
Stamp duty is one of a number of additional costs to consider when you’re looking at purchasing a property, whether it’s your dream home or an investment to add to your portfolio.
The way stamp duty is calculated differs across each state and territory in Australia. Some buyers, such as first-home buyers, may be eligible for concessions depending on where they’re purchasing a property. Use the calculator below to find out how much your stamp duty costs may be on a property you’re considering.

What is stamp duty? How much do I need to pay?
Stamp duty, also known as transfer duty, is a state or territory government tax that can apply to property and land purchases, including a new home, investment property or vacant land.
It isn’t a flat fee. The amount payable varies depending on your location in Australia and is typically calculated using the property’s value (generally the higher value between the purchase price and market value), along with the rates, thresholds and any surcharges that apply.
The buyer is responsible for paying the fee on their new purchase. Use the stamp duty calculator above to estimate the amount that applies to a property within your budget range in your state or territory.
Payment requirements and due dates also differ across the country. Your solicitor, conveyancer or settlement agent can organise the payment in line with your jurisdiction’s guidelines. Stamp duty is an upfront payment, so it’s important to factor it in when planning your deposit and other buying costs. Speak with your settlement agent or finance broker about the timing and funding options associated with your specific purchase.
Some buyers are eligible for exemptions or concessions on the payment, including first-homebuyers. Check the current rules and eligibility criteria for your location and seek advice from your solicitor, conveyancer or settlement agent on actual costs that apply to your situation.

Why a buyer’s agent adds value in any market
