Meet Joshua: helping clients build long-term wealth through property

For Joshua Cortes, property investment is more than a profession. It’s a long-term passion that shapes both the advice he gives clients and the goals he’s working towards himself.

Having joined Momentum Wealth just over two years ago, Joshua works closely with clients at the beginning of their investment journey, helping them transform financial aspirations into practical property strategies.

As a Senior Credit Advisor, his role is to understand what clients want to achieve and develop a plan that aligns with those goals. Whether someone wants to generate passive income, retire earlier or build long-term wealth, Joshua’s focus is on creating a strategy that works not only on paper, but in everyday life.

“Clients come to us because they have a goal they want to achieve through property,” Joshua explains.

“My job is to help them understand what that goal looks like in practice, what kinds of assets they should be purchasing, how their cash flow will be affected, and how we can structure their lending to support that journey,” he says.

Once a strategy is established, clients are introduced to a Momentum Wealth property acquisition specialist, who assists them in finding properties that align with their objectives.

Joshua’s pathway into the industry wasn’t a direct one. Before joining Momentum Wealth, he spent time working in the building sector, helping first home buyers enter the property market. While he enjoyed helping people achieve home ownership, he found himself increasingly drawn to learn more about property investing and the long-term opportunities it can create.

“I’ve always been attracted to investing in property. What I enjoy most is helping people create a clear pathway towards the goals they’re trying to achieve.”

That interest extends beyond the office. Joshua purchased his first property at 24 years of age and recently acquired a second property with development potential as part of a long-term wealth-building strategy with his partner.

“My retirement plan is predominantly property-based. It’s an asset class I understand and genuinely enjoy learning about.”

While every client’s circumstances are different, helping them find a pathway forward is what Joshua enjoys most about his role.

“One of the best parts of my job is finding solutions for clients and seeing how happy they are when everything comes together.”

It’s also rewarding to watch clients grow over time. Many begin with a single investment property before gradually building a portfolio that moves them closer to financial independence.

“We’re always trying to help clients move from their first property to their second and third, but we also want them to maintain their quality of life. It’s about finding the right balance.”

That balance has become even more important in recent years as cost-of-living pressures continue to impact Australian households. Joshua believes one of the most important elements of successful investing is ensuring a strategy remains sustainable for the long term.

“We’re not here to convince people to invest in property. Most clients have already decided that’s the path they want to take. We’re here to make sure the strategy suits their circumstances and that they’re setting themselves up for long-term success.”

A key part of that process is education. Joshua regularly works with clients who have ambitious goals, helping them understand the realities, responsibilities and trade-offs that may be required to achieve them.

“People often come to us with very ambitious goals, which is great.”

“My responsibility is to show them exactly what it will take to get there. Once they understand the reality behind the numbers, they can make informed decisions about what works for them.”

Because he’s actively pursuing many of the same goals as his clients, Joshua understands both the opportunities and challenges that come with long-term property investing. Outside of work, he continues to spend time building his knowledge and understanding of the industry.

“My interest in property goes beyond work. I invest myself, and I spend a lot of my own time educating myself on the industry. When clients see that passion, they can relate to it.”

While relationships with clients naturally develop over time, Joshua prefers to focus first on the strategy, the numbers and the plan. Trust, he says, tends to follow.

Looking ahead, he is focused on continuing to build his expertise while helping more clients achieve their financial goals. He hopes to further expand his knowledge of development-focused investment strategies and grow both his client base and personal portfolio.

Most importantly, he looks forward to seeing clients achieve the outcomes they’ve worked towards.

“I’d love to see some of the clients I’m working with today achieve the financial freedom they’re aiming for. That’s one of the most rewarding parts of what we do.”

Joshua also credits much of his growth to the people around him. He describes Momentum Wealth’s Property Strategy and Finance team culture as one built on ambition, accountability and a shared drive to improve.

“Everyone is motivated and working towards something. We all push each other to improve and be better than we were yesterday.”
